  • PUD Zoning Amendment Request Canyon Creek Village
    A request from Westmont Builders to amend the Canyon Creek Village PUD zoning in order to revise the density allowance in Subdistrict No. 3 and permit Church uses as a conditional use rather than as a special exception in Subdistric No. 5.  The property is legally described as Reserve B Missoula Airport Development Park/Parcel B, COS #5176, located in Canyon Creek Village, Phase 12 (not yet filed) in the NW1/4 of Section 1, T13N, R20W, P.M.M.
  • Public Hearing: Historic Preservation Ordinance
    The Missoula Historic Preservation Commission in consultation with the Historic Preservation Officer and the University of Montana Law School Land Use Clinic has drafted a Historic Preservation Ordinance.  The purpose of the ordinance is to promote and safeguard the historic integrity of Missoula’s historic resources and neighborhoods, and to stimulate neighborhood revitalization.  The ordinance would apply to properties currently listed in the national Register of Historic Places and properties in Missoula’s nine (9) listed and eligible National Historic Districts:  Missoula Downtown District, East Pine Street District, Northside Railroad District, Lower Rattlesnake, University of Montana, University Area, Historic Southside, McCormick Neighborhood, and Fort Missoula. The list of National Register of Historic Places sites in Missoula can be found at http://www.co.missoula.mt.us/opgweb/HistPres/ along with a draft of the proposed ordinance.  Planning Board will continue its consideration of the draft ordinance.

  • Special Presentation - Historic Preservation Ordinance
    The Missoula Historic Preservation Commission, in consultation with the Historic Preservation Officer and the University of Montana Law School Land Use Clinic, has drafted a Historic Preservation Ordinance. 

 June 30th special meeting:

  • Seeley Lake Regional Plan Update - Continued from June 16th
    The Missoula Rural Initiatives Office has been working with Seeley Lake Community Council on an updated land use plan for the Seeley Lake area including that portion of the Clearwater River watershed in Missoula County.  The Plan would be adopted as an area-specific amendment to the County's Growth Policy.  The intention is to zone in accordance with the Plan's land use designations soon after Plan adoption.  The Seeley Lake Regional Plan Public Hearing Draft is currently out for public and agency comment.  it is available for review at www.co.missoula.mt.us/rural

Rezoning Request - Lot 3, Scott Street Lots
A request from Scott Street Partners LLC to rezone property adjacent to Scott Street, north of the MRL railroad from D (Industrial) to I-1 (Industrial).

Rezoning and Subdivision Request - Linda Vista Estates
A request from Lloyd Twite Family Partnership to rezone and subdivide property as a portion of COS #3455 and COS #5917 in Section 13, T12N, R20W containing 93.64 acres. The rezoning is from C-A3 (Residential 1 du/5 acres) on the south side of Lower Miller Creek Road and "Miller Creek View PUD" on the north side of Lower Miller Creek Road to the "Linda Vista Estates PUD" on the entire acreage to allow for a total of 293 dwelling units. The subdivision is proposed to create 209 single dwelling lots and three multiple dwelling lots containing 84 rental units in twelve-plex buildings to be developed in three phases over nine years.

Subdivision Request - Canyon View Business Park
A request from R.C. Hobbs Company to subdivide a 56.55 acre parcel into 32 commercial lots on Highway 10 West, approximately 1.5 miles northwest of the Wye.

Subdivision and Rezoning Request - Linda Vista Acres
Lloyd Twite Family Partnership proposes to create a 33-lot residential subdivision on 67.3 acres located at 7925 Lower Miller Creek Road. The northern portion of the property is unzoned and the southern portion is C-A3 (Residential, 1 du/5 acres). The applicant is requesting C-RR1 (Residential, 1du/acre) zoning of the property.

Subdivision and Rezoning Request - Pontiac Development Park
Mathew and Kathleen Whetzel propose to create an 8-lot commercial/light industrial subdivision on 20.52 acres located on Roller Coaster Road approximately .5 miles west of U.S. Highway 10 West. The property is primarily zoned C-I1 (Light Industry). The southern 150 feet of the property is zoned C-RR1 (Residential, 1du/1 acre) and is proposed to be rezoned to C-I1 (Light Industry).

Rezoning Request - Lower Rattlesnake P-1
Missoula City Council requests to rezone parcels in the Lower Rattlesnake from P-1 Open Space to R-1 Residential, located at 910 Taylor, 1112 Cherry, 1125 Cherry, 1139 Cherry, 1204 Poplar, 1208 Poplar, 1220 Poplar, 1221 Poplar, 1240 Poplar, and 1310 Vine. A Planned Unit Development prohibits structures above a certain elevation and is proposed to apply to portions of this area. 

Zoning Amendment - Windsor Park Special Zoning District
B&E Corporation requests to amend the Windsor Park Special Zoning District. The zoning district currently permits porches, decks and stairs to be built within the front yard setback if set back a minimum of 4 feet of the front property line. The amendment would permit stairs to be built up to the front property line.

Subdivision Request - Bentgrass Meadows
A request from Standford and Marjorie Lucier, on behalf of Carl Saunders, to create an 85-lot residential subdivision on 113.76 acres of unzoned land located approximately 1.5 miles NW of the Wye at 9393 U.S. Highway 10 West.

Subdivision and Rezoning Request - Water's Edge
Water's Edge Properties, LLP, proposes to create a 21-lot residential townhome PUD subdivision on 8.09 acres along the west bank of the Clark Fork River, south of Deer Creek Road in East Missoula. The applicant also proposes to rezone the property from C-RR3 (Residential 4 dwelling units per acre) to the Water's Edge Special Zoning District.

Rezoning Request - Missoula Development Park Phase 5B, Lot 1 and Phase 5C, Lot 1-12
Missoula County requests to rezone a 35.71 acre parcel (Lot 1 of MDP Phase 5B and Lots 1-12 of MDP Phase 5C) from Missoula Development Park "Community Commercial" sub-district to Missoula Development Park "Technology" sub-district.
